However, as a result of the recent economic downturn, fewer commercial tenants are making these payments on time and in full. Most leases specifically outline collection techniques and security mechanisms (such as security deposits and guaranties), but landlords are finding that these techniques and mechanisms are insufficient to deal with the scope and severity of their tenants' financial problems.
